This Victorian terraced property in Enfield required substantial sanding and refinishing work after the owner had stripped back layers of old carpet and underlay. The original oak and pine boards underneath were in reasonable condition but uneven in places, with surface scratches and accumulated grit from decades of wear. We sanded the entire ground floor, worked around the existing fireplace, and applied a durable matte finish that suited the period character of the property.

About the project

The property was occupied during the work, which meant planning around the family's schedule and managing dust carefully. The ground floor consisted of three reception rooms connected by open doorways, totalling around 50 square metres. Some of the floorboards showed variation in colour, likely due to different replacement timbers put down over the years. Rather than sand everything uniformly, we applied a light oak stain that pulled the floor together visually without masking the natural grain and character.

One challenge was a section of parquet flooring in the hallway that had warped slightly and was proud of the surrounding boards. We worked through that area patiently with the belt sander set lower to avoid gouging the softer wood, then used hand sanding to feather the edges. The entire job took five working days from first grit to final finish. We sealed off doorways with plastic sheeting and ran a HEPA filtered extraction unit throughout, which kept dust in the rest of the property to a minimum.

We'll schedule the work to cause minimum disruption, though you should plan to stay out of the rooms whilst we're working and for 48 hours after the final coat is applied.

Is the dust-free sanding process really dust-free?

Our HEPA extraction system captures the majority of dust at source as the sander operates, but absolute zero dust is not realistic. We seal off the work area, run the extractor continuously, and keep doors and windows closed. After finishing, we vacuum and wipe down thoroughly. Air quality in adjoining rooms is generally unaffected, though fine particles can travel if doors are left open.
