We recently completed a full floor sanding project on a Victorian terrace in Enfield, working across three reception rooms and a hallway. About the project

The property owner had noticed the floor quality deteriorating steadily over five years. What initially looked like general dullness turned out to be multiple coats of lacquer that had become hazy and worn through. Underneath, the wood itself was sound, though we did find three boards with significant cupping and two with deep gouges that needed replacing. We sourced matching Victorian oak to blend with the existing floor, which meant careful grain selection and a test fit before final installation.

Our approach involved setting up dust containment barriers between rooms and using HEPA filtered extraction throughout the sanding process. We worked systematically with progressively finer grits, starting at 60 grit to remove the old finish and damaged surface, then moving through 100 and 150 grits for a smooth final preparation. The entire sanding phase took four days for this size of job. We then left a 48 hour settling period before applying two coats of lacquer, with light sanding between coats to ensure proper adhesion. The client stayed elsewhere during sanding but was able to return within five days of project completion.
